So much is being said and written, at the moment about conveyancers and conveyancing delays, so Stuart and Lorraine have decided in this Conveyancing Matters chat to talk about some of the detail of what conveyancers do on every file.Not the endless AML, due diligence, file opening and form filling – but the actual technical work on the investigation of title upon which our buyer clients and lenders depend.  They also want to dispel some of the myths – how many practitioners submit the Certificate of Title to a lender before all search results are in or enquiries raised, supposedly to make sure they are ready to proceed? How many exchange without knowing whether a restriction can be complied with?The value of a property depends on the rights that it enjoys. If there is no legal access and no services, a property is worth a lot less and might even be unsaleable. It is the job of the conveyancer to find that out.  And advise on it.
