They also want to dispel some of the myths – how many practitioners submit the Certificate of Title to a lender before all search results are in or enquiries raised, supposedly to make sure they are ready to proceed? How many exchange without knowing whether a restriction can be complied with?The value of a property depends on the rights that it enjoys. If there is no legal access and no services, a property is worth a lot less and might even be unsaleable. It is the job of the conveyancer to find that out. And advise on it.
